A new 3-unit commercial plaza is being proposed for 327 Talcottville Road; the land between Juliano's Pools and Cumberland Farms. The new development submitted a zoning application for the construction of a new 6,300+/- square foot building on the 2.25 acre site. The development is being proposed by the property owner, Brian Juliano. The proposed building would be home to 3 commercial spaces ranging in size from 2,400+/- sqft feet to 1400+/- square feet. A drive thru is planned for the left side of the building. A hearing date on the application has not been announced; we will update the post once a date is released. Pickleball could be coming to Vernon! The Pickleball Place has filed a zoning application to amend the commercial zoning to allow for a new pickleball facility at 295 Hartford Turnpike, the former Sears space in the Stop & Shop Plaza.
If approved, The Pickleball Place would have 8 courts for rental, leagues, tournaments, etc. The facility would also be host to a pro-shop and refreshment station serving beer and wine. The facility would be open daily from 7am-10pm. Check out the Planning & Zoning Application below! A meeting date has not been set for the application. Stay tuned! We will update the post when more information comes available. The owner of The Barn Yard will be expanding their presence as part of a new development in Ellington!
50 West Road LLC, the owner of the property at 50 West Road (next to Country Pure Foods) has received town approval to construct 3 new industrial buildings at the back of the site. The buildings will vary in square footage with two being 27,000 square feet and one with 40,500 square feet. They will be wood framed, black metal roofs, timber overhangs, and stone veneer on the bottom of the walls. The two 27,000 square foot building will be broken up into 15 smaller units in each with overheard door access in the rear and a man-door in the front. The portion of the development along West Road was not part of this submission. The site is earmarked for retail or commercial space; but will be graded and landscaped until that portion is ready to move forward. The project will be owner by The Barn Yard, but will lease the space to smaller contractors and businesses. The Barn Yard has their store at 120 West Road and Great Country Timber Frames at 9 Village Street. An update to the scoop we broke back in March!
The new car wash / gas station proposed by Balise for the long-vacant Clyde Chevrolet land has been approved by the Planning & Zoning Commission! The new gas station and car wash facility will be built at 808 Talcottville Road, land that has sat vacant since the Clyde Chevrolet building collapsed in 2009. The development will feature a single tunnel car wash with 16 vacuum stations, a 5,345 square foot convenience store / restaurant / fueling station facility with a drive-thru, an 8 pump fueling area & canopy, and 53 parking spaces for customers to use. Construction can break ground as early as this fall on the project, with an opening planned for fall of 2025. PayMore Electronics has leased a 1,950 square foot space at Tri-City Plaza! The new electronic store would be located next door to Five Below, a small space from left over from Five Below's construction.
PayMore Electronics is a store that not only sells electronics, but will buy your devices from you! They are a safe solution for the disposal of your old devices. They buy and sell cellphones, tablets, laptops, computers, cameras, video games systems, and so much more! This would be the retailer's first Connecticut location; they are a franchise and currently have dozens of locations open throughout the country. The company has over 200 new locations in development. The closest location is currently in Massapequa, NY. PayMore will be joined by more new tenants coming soon to Tri-City including BIRDCODE in the former Papa Gino's space and Icon Kitchen and Bath in the old Animal City space. Artistic Avenue is coming soon to 500 Talcottville Road! The new art studio will offer classes to the public.
The new studio will be located next door to Guillermo Hair, in the former Hartford Massage & Wellness space. Renovations are currently underway on the new store! When open, the space will function as an art gallery, studio, and a space that can be rented for parties & private events. Vernon now has a number of art studios/spaces including Arts Center East in Vernon and Studio 467 in Downtown Rockville. Work has started on the new Napa Auto Parts store coming soon to 67 Windsor Avenue in Vernon!
Napa will be relocating their existing location 2 buildings down to the new space, a former Midas Auto Repair Shop. A new addition will be constructed on the rear of the existing building for Napa’s warehouse. The newly renovated building will feature Napa's iconic blue on the exterior and new landscaping!
