Lexington Partners, a major landlord in Connecticut, had their pre-application hearing with the Town of Westbrook to redevelop the ailing Westbrook Outlets property at 314 Flat Rock Place in Westbrook!
The preliminary plans show a large mixed-use development with 9 large buildings and a collection of town houses. These are preliminary drawings and are subject to change. The early numbers suggest 595 apartments, around 75,000 square feet of retail and entertainment space, 14,400 square feet of amenity space, a possible amphitheater, 100 room hotel, and 100 townhouse condos. These plans are still subject to Town approvals including zone changes and regulation exceptions. No timeline has been announced for the project. Some tenants names that are hinted in the plans include Dave & Busters and Trader Joe's. These are not confirmed as having signed onto the project. We've reached out to Lexington Partners for more information and a statement. The site is currently home to Westbrook Outlets, home to H&M, Hanes Brands, Tapville Social, Kur Spa, J Crew Outlet, Pepperbridge Farms, and more. The center was previously a Tanger Outlet mall. Please put in an ice skating or roller skating rink and not just a small one but a large one. This has the potential to make HUGE profits.

The rendering looks remarkably similar to Evergreen Walk in Manchester, except with the adding housing / apartments.

I am not against development and would love to see something positive come from the property. My initial reaction to these plans is them taking us from one extreme to another. 695 dwellings plus the hotel ..

Would love to see this development come to life! I think it would bring a lot of young adults to the area and add immense value! First (and only) choice would be a Trader Joe’s for grocery shopping.

I think the scale of this project is 2-3 times oversized. The amount of traffic coming in and out of that road, and there’s only one road in and out, will be unmanageable. The amount of cars getting on and off I-95 will cause serious backups. Plus the pricing if these housing units will not fall in an affordable rang for an average family. So the benefits of having increased enrollment to our schools will probably be minimal. The typical person who can afford a 3k month 2 bedroom rent is more NY people or retirement age people who want to simplify. It’s not going to be a place for middle class common folks, like Westbrook is.

The developers should agree to move the train station into the development (along with designated commuter parking). If SLE ever gets their act together, the housing within walking distance to a new station would become a lot more valuable for those who work in New Haven and further west.

Awesome news!! Trader joes , target, apple store. Lowes. Right now we are driving 30 plus minutes to get to these stores. Roller rink!! Yes. One stop. Living is ideal.

This is overkill with the housing. We need affordable housing in the Westbrook. Are student enrollment is at a low. This would be benefiting other communities not our own as this would be commuters. The entertainment and activities would be great but we need more community focused and affordable options here. This will not be beneficial to a small town that can’t even support the population it has now.
